Below are the top four questions to consider when purchasing a homeowner's insurance policy:
- What is the reconstruction cost to rebuild your home? You should insure your home based on the replacement cost. Market value (resale value,) tax value, loan amount or land value are not factored into the insurance replacement value to reconstruct your home. Many people incorrectly over-insure or under-insure their homes due to these factors.
- Does the policy you are considering include broad water damage coverage for problems such as sewer and drain back-ups?
- Do you have a detached garage, shed or other structures? If so, are they properly covered? Most policies allow a percentage (usually 10%) of the dwelling amount for these structures.
- Do you have expensive personal items such as jewelry or furs that you may need additional personal property coverage for? Most policies limit the amount of coverage (i.e. $1500) for these items.
Tips for Keeping Your Rates Low
- Raise Your Deductible - A deductible is the amount you pay before the insurance starts to pay for your loss. Since the purpose of insurance is to pay for the losses you cannot afford, raise your deductible to a limit that you could handle in case of a loss.
- New Home - If you purchased your home in same year policy is issued, you may be eligible for a new home discount.
- Make Your Home Safer - You may be eligible for a discount if you have a burglar and fire alarms systems and/or sprinkler systems. Monitored systems will earn a bigger discount than unmonitored systems.
- Construction Material - When you buy a home, look for fire-resistant construction, such as brick, masonry or rock. Check the location of the nearest fire department, and avoid buying in floodprone areas.
